Agency provides its services to the Clients and proceeds in its all activities with professional competence and care in accordance with good morale, honesty, transparency and in accordance with the laws of the Slovak Republic.

Agency proposes contractual proposals to its clients only with persons for whom it can be assumed in good faith, they will keep their promises and contractual obligations.

    • will consult with you on all the steps that will help us jointly rent the property, during the initial inspection of the property.

    • which depends on the location, size, equipment and, of course, competitiveness of your property
      We will jointly agree on the procedure for determining the advertised listing price of the lease.

    • which our recruitment specialist will discuss with you:

      • maximum number of people, children, pets
      • expected rental period, rental start date
      • the amount of the rental deposit, the amount of advance payments for energy and services
      • Internet and TV connection options
      • options for additional furnishing of the property
    • and therefore every property in our portfolio will be photographed by our professional photographer. For selected properties, we will make a 3D visualization (interior scan of the property with a MATTERPORT scanner), floor plan, video, or we will use other tools that will help us present your property to those interested in renting.

      Due to compliance with company quality standards and copyright law, we work exclusively with photographs of the property and records, which we acquire as a company ourselves.

    • We will publish the processed offer on our website, as well as on the largest Slovak and foreign real estate portals. At the same time, we will offer the property directly to clients - interested parties, whom we record in our extensive database. We also work with professionals from other real estate agencies, so you do not have to enter your property in duplicate into other real estate agencies.

    • Our language-equipped agents will organize tours of the property with interested parties, present the property and its surroundings, answer questions about parking, transport accessibility, shops, services, school facilities for children, safety, or other advantages - disadvantages.

      Our agents will keep you informed about the course of viewings.

      You can entrust the keys to your property to us with confidence to carry out viewings.

    • our agents will agree and negotiate the terms of the lease between you as the landlord and the tenant, in particular the amount of rent, lease period, rental deposit, notice periods, any equipment or aditional furnishing, the amount of advance payments for energy and service fees ...

      We will prepare a draft lease agreement and assist all parties until it is successfully signed.

    • Our agents assist in the handover, prepare a handover protocol for the subject of the lease (also in the Slovak-English version, if necessary), check the condition of the energy meters, photograph the condition of the property during the handover.

    • We will be happy to discuss any issues that may arise during the rental period.

      Our department of recruitment and property management will be continuously in contact with you about the course of the lease.

      Before ending the lease, we will contact you in advance so that we can look for a new tenant again so that your property is constantly leased.

    • When mediating short-term leases (3-6 months)
      the amount of the commission is 15% of the total rent for the contractually agreed lease period specified in the lease contract.

      When mediating leases (1-3 years)
      the commission is charged to the landlord in the amount actually agreed one-month rent amount for the property without energy and services.

      When mediating long-term leases (more than 3 years)
      with creditworthy tenants, such as embassies, a commission is charged, after an agreement,  up to 3 months' rent.

      The agency reserves the right and normally charges a commission from both parties from the landlord as well as the tenant.
      VAT is always charged on the price of the service in accordance with current tax regulations.

      • arranging and carrying out viewings of your selected properties and presenting them, while they will be happy to answer questions about the possibility of parking, transport accessibility, shops, offices, services, the possibility of schools for children, safety, or other advantages-disadvantages
      • for the selected property, the applicant declares his interest in signing a lease agreement by signing a reservation agreement and paying the reservation fee.
        If the landlord does not enter into a lease agreement, the reservation fee is refunded to the applicant in full.
      • the agent will agree the terms of the lease for you and prepare a draft lease contract
      • The agent will also assist you in the property handover from the Landlord at the beginning of the rental period
    • For the selected property, we will help you negotiate the most advantageous rental conditions between you and the landlord, the amount of rent, rental period, rental deposit, notice periods, possible furnishing of the property, the amount of advance payments for energy and service fees.
      The contract is standardly written in the Slovak-English version.

    • Our agents will prepare a handover protocol for the subject of the lease in the Slovak or Slovak-English version, check and photograph the energy meters, the condition of the property upon handover, advice on the possibility of connecting to the Internet and TV, recommend the choice of additional services such as cleaning.
      Our agents will also be happy to advise you in solving problems arising during the lease.

    • For the Rental services for tenants the commission is charged to the tenant in the amount of the actually contractually agreed one-month rent (excluding energy and services).

      In the case of short-term rentals (3-6 months), the amount of the commission is 15% of the total rent for the contractually agreed rental period specified in the lease contract, but not more than the amount of the one-month rent.

      VAT is charged on the price of the service in accordance with current tax regulations.

      The broker will discuss with you the procedure for determining the optimal offer price and the method of its presentation, discuss the possibilities of possible correction of the offer price and conditions of sale.

    • With our legal department, we will prepare all realization documents for the sale of the property. Usually, the first stage of the sale is a tripartite contract, subsequently the sale contract itself.
      An important part is also the agreement of the mechanism of release of the purchase price in favor of the seller, the selection of the most suitable depository, the choice of notary, law or bank deposit.
      We will ensure and supervise the successful registration of the purchase contract in the Land Register.
      Finally, we will help you handover the property to the new buyer, as well as transcribe the supplied electricity, gas media.

    • The standard sale service commission charged to the seller is 3% of the final realized purchase price of the property.
      This commission can be charged to the seller or the buyer by agreement of the participants, or divided between them by mutual agreement with the Agency.

      • the applicant declares his interest in the selected property by signing a tripartite contract - reservation agreement and paying the reservation deposit
      • verification of all available documents for the property in question, Certificate of ownership, Land register map, acquisition documents, expert's appraisal statement
      • consultations with our mortgage specialist
      • our legal department will prepare a draft tripartite agreement agreeing on the terms of the property purchase
    • With our legal department, we will prepare all realization documents for the purchase of the property. Usually, the first stage of the purchase is a tripartite contract, subsequently the purchase contract itself.
      An important part is also the agreement of the conditions for the release of the purchase price in favor of the seller, the selection of the most suitable depository, the choice of notary, lawyer or bank deposit.
      We will ensure and supervise the successful registration of the purchase contract to the Land register and we will deliver the Certificate of Ownership in the name of the buyer.
      The most important thing is, that you as the buyer at the end of the process not only has the keys, but also have the new property legaly registered.

    • We can also help you with the handover of the property and with the transcription of energies.

  • For the client and his family members, we will ensure the realization and processing of all documents that are necessary for housing and work in the Slovak Republic, VISA, work, residence permit, foreign police documents.
    We can provide these services for clients who are EU residents, but also for clients from countries outside the EU.
    The service is provided to clients by our English speaking relocation service experts.

    • According to the scope of the client's requirements, we will prepare a specific offer.

  • Brokerage commissions are charged for individual types of services provided, unless otherwise agreed with our agent.

    The agency reserves the right to claim and charge a commission separately from the landlord,as well as from the lessee in the realization of a business case.

    Agency is entitled to the full amount of commission in the given business case, if the essence of mediation has been fulfilled and the client has used the opportunity realized by the Agency to conclude a purchase or lease agreement, regardless of whether the whole range of services offered by the Agenc was not used at all used in part or in full.

    VAT is charged on all commissions and service charges
