Description

Directly under the castle, 2-bedroom apartment with balcony, elevator and parking in the garage in the historical part of Bratislava, after extensive renovation in 2022, fully furnished, on Zámocká street. Total area 100 m2, on the 2nd floor (5), in a building built in 2004, with its own boiler room in building.

The apartment has an area of 95 m2, the balcony is 5 m2, the wide parking space in the garage under the house is 16 m2 (sold separately).

The apartment is an excellent alternative for permanent living for people who want to move around the Old Town on foot, have shops, restaurants, services close at hand and at the same time have access by car. It is also suitable as an investment apartment for rent due to its location in the city (in the past it was used that way and was rented all the time).

The apartment underwent extensive renovation and a facelift in 2022. The windows, the kitchen were replaced, the bathroom and the toilet were remodeled, air conditioning was added to the entire apartment, thorough sound insulation from neighboring apartments was made, doors and switches were replaced.

The windows in the two bedrooms are oriented to the northeast, to Zámocká street, opposite is the gallery. The living room connected to the kitchen and the balcony faces southwest, towards the castle hill and the atrium. Two spacious bedrooms of 20 m2 and 16 m2. OPERATING COST
The costs of the apartment and garage, which are paid to the administrator, are 374 Euros per month.
The administrator is paid 335 Euros per apartment (of which 200 Euros is the repair fund), 39 Euros per garage.
The administrator is paid for administration, heating, cold and hot water, waste collection and a repair fund. The repair fund will be increased by 100e for another year, after which it will return to its original level. The money from the increased repair fund is used to cover the costs of a new modern boiler room in basement, which was built in 2022.
Electricity is 30 Euros, internet via UPC costs 13 Euros.
The total costs are 417 Euros , after the reduction of contributions to the repair fund they will be at the level of approx. 317 Euros.


FINANCING
There is a bank lien on the apartment, which will be canceled after payment of the purchase price.
It is possible to take out a mortgage to buy an apartment. We prefer clients who have cash or cash combined with a mortgage.
A small part of the price of the apartment will be divided into equipment and furniture that will be left in the apartment (based on the agreement).
The price of the apartment and garage includes the RK commission.

The apartment is sold as fully furnished as you will see during the inspection (except for certain furnishing items that were used as part of the home-staging during the photo shoot).
If a lower price is agreed upon, the owners will take away part of the furniture and equipment.


APARTMENT BUILDING
- perhaps the only apartment building in Zámocká, which has direct access to the castle park through the atrium

- in future periods, the following are planned: new roof (2023), new mailboxes, entrance areas and renovation of corridors
- the repair fund currently has an amount of 43000 Eur and every month an amount of 10,000 Euros will be added to the fund


LOCATION
- excellent location right in the historic part of the city, under the castle with walking distance to the historic center or the Danube embankment
- the castle park accessible by stairs from the atrium of the apartment building provides the possibility of relaxation, walks, walking the dog or jogging
- Zamocká street is accessible by car, it is not a pedestrian zone, plus it has excellent access to public transport
- parking directly on the street, the PAAS system, which means that it is convenient for residents to park on the street, also thanks to PAAS, free spaces for visitors have increased (visitor hours can be provided)
- directly on the street are Malina grocery stores (open daily until 10 p.m.), restaurants, cafes, galleries
- public transport - trams directly at Kapucínská street, leaving from the tunnel under the castle hill, or buses on Staromestská, or trolleybuses on Hodžovo námestie
